Silo Crossing, a new housing development, will bring more than 300 homes to Celina.
Celina City Council unanimously approved three items regarding plans for the neighborhood at its May 13 meeting.
What happened?
Public hearings were held for the three items, which included the creation of a special district for the development, the annexation, and the zoning of the property.
When complete, Silo Crossing will span about 130 acres and include 325 single family lots. About 20 acres are being set aside for open space in the development. No multifamily housing is proposed in the project. However, there is space set aside for townhomes and commercial development.
The specifics
As part of the project, 131 acres of land in Celina’s extraterritorial jurisdiction (ETJ) were annexed into the city. A public improvement district, or PID, was also created to help fund the development.
A PID is a defined area established by a city to finance public infrastructure and improvements through special assessments on properties within the district.
The estimated cost to fund the project through the PID is about $27.5 million, according to city documents.
The property was also zoned for single-family development after the council voted to annex the land.
