Hillwood Communities is planning to break ground in late 2024 on a new residential community in Celina, according to a Jan. 30 news release.

In a nutshell

The community, called Ramble by Hillwood, spans 1,380 acres between Preston Road and Custer Road, about 2 miles north of downtown Celina. About 700 homes will be delivered in the first phase. Builders signed onto the project include:

  • Coventry Homes
  • Drees Custom Homes
  • Highland Homes
  • Perry Homes
Ramble by Hillwood includes plans for 4,000 homes in total, according to the news release. Hillwood Communities is anticipating a grand opening in late 2025.

“We are excited to launch our newest community in the dynamic Celina corridor,” Hillwood Communities President Fred Balda said in a statement. “Ramble will highlight the best and brightest thinking with purposeful planning, distinctive amenities, on-site lifestyle programming and more. We know homebuyers have many choices of where to live in DFW, and we believe Ramble, in highly regarded Celina ISD, will be their top choice.”

A closer look


Homes and amenities will be surrounded by the land’s natural features, including rolling hills, water features and acres of mature trees. The development also plans for a 4-mile greenbelt of activated parks, open spaces and lakes.

“Nature is the foremost amenity today’s home shoppers are looking for in a community,” said Elaine Ford, Hillwood Communities senior vice president and Ramble project manager, in a statement. “Amenities will be designed to activate nature in fun and imaginative ways while our award-winning lifestyle programming brings neighbors together for a true sense of community.”

About 18 acres are designated for future multifamily units, and 64 acres are designated for commercial and retail space. The development will be zoned for Celina ISD schools with land set aside for two future elementary schools.
