City officials have signed off on new zoning that could bring more than 500 single-family homes to a 136-acre lot located just east of the Honey Creek development in north McKinney.

McKinney City Council members approved zoning and annexation for the 136-acre site during a special meeting held Sept. 23. The action came after McKinney’s Planning and Zoning Commission voted to recommend approval in August.

The land has been zoned to allow for a mix of single-family homes, including traditional homes, cottage homes and villa homes, according to a city document. A maximum of 600 dwelling units are permitted on the site. At least 100 traditional lots are required at minimum, and a maximum of 200 villas would be permitted.

The details

City staff recommended approval of the requested zoning since it was compatible with surrounding properties, according to a city document. City Planning Manager Caitlyn Strickland said the requested zoning matches with the city’s comprehensive plan and offers a continuation of the Honey Creek district located west of the site.


The site is surrounded by more residential uses to the north, according to a city document. Land to the south is currently undeveloped and zoned for agricultural uses. Land to the east is zoned for commercial and multifamily residential uses.

Attached to the action was an annexation agreement with development standards that are consistent with Honey Creek municipal management district’s standards, according to the agreement.

Developer Levi Wild, president of Wild Land Consulting, spoke during the Planning and Zoning Commission meeting in August. He said 540 homes are currently planned for the neighborhood, but the land plan is still being created so the number could change.


“Five hundred to 600 [homes] is kind of in the neighborhood of where it is, but they’re still working on the land plan to nail down the final number,” Wild said.

Some background

Council members approved creation of the Honey Creek Municipal management district in September 2024. The district was created with a development agreement and plans that include construction of as many as 10,500 homes. Homes would be built in a mix of housing types, including single-family and multifamily types.
