The overview
The properties are located on the south and north side of the development and total 15 acres, according to city documents. The action by council approves “C2” commercial zoning for both properties.
C2 zoning is intended for mid-sized, medium-intensity commercial uses, according to McKinney’s Unified Development Code. McKinney’s Planning and Zoning Commission had previously recommended approval of the requests in August.
Zooming out
Both properties are located next to future arterial roads. One property is located at the future southwest corner of Stonebridge Drive and Coughlin Parkway, according to a city document.
Stonebridge Drive and Coughlin Parkway are slated for expansion as future arterial roads, according to the city’s master thoroughfare plan.
The second property is located at the northwest corner of Laud Howell Parkway and Aster Park Trail. Laud Howell Parkway is also slated for expansion as another arterial road in North McKinney.
The background
Council members approved zoning for the Aster Park development in 2021. The community was announced in 2022 by Hines, an international real estate development company.
Starwood Land acquired Aster Park from Hines in April 2025, according to a news release. The community will be gated and currently includes plans for more than 1,100 single-family homes.
The community will also include a clubhouse, resort-style pool and 62 acres of open space, according to Aster Park’s website.
