Developers behind the Aster Park home community in North McKinney are seeking commercial zoning for two properties that are part of the development.

What happened

McKinney’s Planning and Zoning Commission voted to recommend commercial zoning for both properties during an Aug. 12 meeting. The actions will be forwarded to McKinney City Council for final action Sept. 2.

Both properties are located within the Aster Park community. The applicant is asking for a rezoning in order to permit future commercial uses, city planner Jake Bennett said.



The existing zoning on each property allows for single-family development but adjacent arterial roadways and floodplain isolate the site from developing cohesively with the rest of the subdivision, he said.

City staff are recommending approval of both rezoning requests, according to city documents.

“Staff believes that the subject property is in an opportune location to offer commercial uses that serve the surrounding residential subdivisions.” Bennett said. “The rezoning should not negatively impact adjacent properties.”

If approved by City Council, both properties would be zoned as “C2” commercial zones which is “middle of the road” for commercial development, Bennett said. C2 zoning is intended for mid-sized, medium-intensity commercial uses, according to the McKinney’s Unified Development Code.

The applicant has not shared any plans of what could be developed on those properties, Bennett said. Developments such as a gas station or drive-thru would likely require a specific use permit due to the proximity with single-family residential uses nearby, he said.

The background

Council members approved zoning for the Aster Park development in 2021. The community was announced in 2022 by Hines, an international real estate development company.


Starwood Land acquired Aster Park from Hines in April 2025, according to a news release. The community will be gated and currently includes plans for more than 1,100 single-family homes, according to city documents.

The community will also include a clubhouse, resort-style pool and 62 acres of open space, according to Aster Park’s website.
