McKinney City Council members will discuss and consider a commercial zoning request in August concerning 8 acres of land along North Custer Road.

The city's Planning and Zoning Commission voted unanimously to recommend approval of the zoning case during a July 22 meeting. If approved by McKinney City Council, the land would be zoned as a “C2” commercial district.

Council members will consider the zoning request at an Aug. 5 meeting.

City planner Araceli Botello said the property exists at a “key intersection” appropriate for commercial development. The property is located near the future Wilmeth Road which is planned to extend west and intersect with North Custer Road.

Intersections of major and minor arterials are typically reserved for commercial development, according to a city document. The city’s comprehensive plan encourages nonresidential uses at key intersections to serve adjacent residential neighborhoods.

The property is surrounded by single-family residential to the north and the west, and an RV park to the south. East of the property is currently undeveloped but zoned for a mix of single-family and multifamily residential.

City staff are recommending approval of the zoning request, according to the city document.


“Staff finds that the request aligns with the comprehensive plan, is consistent with the surrounding land uses and appropriately located for commercial activity,” Botello said.

The details

If approved by McKinney City Council, the land would be zoned for mid-sized, medium-intensity commercial uses in the form of retail or office space, according to the city’s Unified Development Code.

Stephen Smith with Fraser Capital spoke on behalf of the applicant during the meeting. He said they were envisioning development of a Montessori school on the property. There is also a potential for retail that would be focused on serving the nearby neighborhoods, he said.


“We really try to think about the community first,” Smith said. “We try to think about the homeowners and what adds value to those homeowners.”
