Council members voted 6-0 during a July 1 meeting to approve new zoning for the property. Council member Justin Beller was not present at the meeting. The applicant requested a “C1” zoning designation, which allows for low-intensity commercial retail or office development, according to McKinney’s Unified Development Code.
The land was previously zoned as a planned development district with a Regional Employment Center overlay, according to a city document. The overlay district was established in 2001 and determines how the district looks and feels, planning manager Caitlyn Strickland said.
“As we continued to develop the city of Mckinney, we found that those standards were not something that were in line with how the city of McKinney was developing,” she said. “As such, we do see quite a few people zoning out of the REC overlay.”
Staff recommended approval of the zoning request after finding low-intensity commercial use to be appropriate, according to the city document.
The background
The property was zoned for commercial development in 2014 as part of a planned development that included single-family detached homes. It’s surrounded by single-family developments to the north, south and east. Shana K. Wortham Intermediate School is located west of the property.
Seven Remy, who spoke on behalf of the applicant during the meeting, said some kind of office or medical office space would most likely be developed on the property.
