The $10 million project was announced earlier in April. The proposed two-story building will serve as a new headquarters for Hugs Cafe, a nonprofit organization that offers training and employment opportunities for adults with intellectual and developmental disabilities.
In a nutshell
McKinney City Council members voted 6-0 to approve the request during an April 15 meeting. Council member Michael Jones abstained from voting on the motion because he sits on Hugs Cafe’s Board of Directors.
The new zoning allows for nonprofit trade school uses at the new building, according to city documents.
The new building will stand two stories tall with a maximum height of 45 feet, and will be located at the northeast corner of Andrews Street and Green Street. It will contain a training academy and kitchen, four classrooms, a rooftop deck and patio.
The details
Planning Manager Caitlyn Strickland said the property is being rezoned to a planned development district for a new Hugs Cafe headquarters that will include trade school uses. Hugs Cafe officials came forward with a zoning request because the trade school would be for nonprofit use, according to city documents.
McKinney’s development code only has a definition for a for-profit trade school use, Strickland said.
Development will include screening elements to reduce potential impacts to adjacent single-family homes. Properties to the south and east of the site are currently developed with single-family residential homes, according to city documents.
The property to the west is occupied by Tupps Brewery and the property to the north is vacant but zoned for single-family residential.
Any outdoor components will be positioned towards Andrews Street and away from existing residential uses, Strickland said.
