National developer VanTrust Real Estate announced its first incoming industrial development in McKinney more than a month after city officials approved new zoning.

VanTrust officials announced that 121 Commerce Park could deliver as much as 761,000 square feet of industrial space along the SH 121 corridor, according to a news release. The project’s first phase will deliver two Class A speculative industrial buildings totaling more than 511,000 square feet, according to the release.

The first phase will include Building A, spanning 241,561 square feet, and Building B, spanning 269,641 square feet. Both buildings will be designed with flexible single- or multi-tenant configurations. Construction is expected to begin in the second quarter of 2026 and will last a year, according to the news release.

The second phase will include an additional 250,000 square feet built to suit. Construction is scheduled to begin after delivery of the first phase.


The first two buildings will be located on a 42-acre site at the northwest corner of Tina Drive and SH 121. The second phase is expected at the intersection’s northeast corner. As part of the development, VanTrust will extend Collin McKinney Parkway to improve traffic flow and access for future tenants and nearby residents.

Bill Baumgardner, executive vice president at Van Trust’s Dallas office, said in a statement that development officials were “incredibly intentional” with the site.
