The project and site acquisition by privately-owned investment and industrial real estate development company CapRock Partners was announced Aug. 13. The business park will include two Class A industrial buildings spanning about 250,000 square feet in total, a news release states.
When completed, the McKinney Air Business Park will include rear-load buildings with features like dock-high doors, 130-foot truck courts, automotive parking for a variety of industrial users, an early suppression fast response sprinkler system and LED lighting, the release states.
Diving in deeper
The industrial complex is adjacent to both McKinney National Airport and the future Spur 399 extension, and project officials said in the release that the development will benefit from the planned commercial passenger terminal expansion at the airport.
The site was also selected due to its location in the northeast Dallas industrial submarket, which is “one of the premier institutional submarkets” in the North Texas area, the release states.
“McKinney continues to attract logistics providers, manufacturers, and distributors seeking modern, well-connected facilities,” CapRock Vice President of Acquisitions Taylor Starnes said in the release. “With its strategic location near major transportation routes and a growing economic base, McKinney Air Business Park will help drive business expansion and regional growth.”
Work on the project is expected to begin in the first quarter of 2026, according to the release. With the new project, CapRock’s property portfolio in Texas includes about 2 million square feet of industrial space that has been acquired, is under contract or in development, the release states.
