The store will serve as the anchor tenant for Custer Frontier Marketplace, a commercial development at the southeast corner of North Custer Road and Laud Howell Parkway.
The specifics
A groundbreaking for the Kroger store, which will span 99,000 square feet, is planned for February 2026, Palmer said. The store is expected to open in March 2027.
The project will also include about 45,000 square feet of retail space as well as six pad sites that will be developed, Palmer said.
“The center will feature a mix of small shop spaces for retail, service users and restaurants as well as pad sites, ideal for retail, dining, service and medical tenants looking to capitalize on a high-income, family-driven demographic of the trade area,” the Weitzman website states.
The context
The commercial development was considered as part of a rezoning case approved by McKinney City Council in March.
A 127-acre site was rezoned to allow for a mix of uses, including about 34 acres for commercial uses, almost 11 acres for multifamily uses and about 79 acres for single-family residential development with a maximum of 300 homes.
“We’re coming here with a grocer-anchored development because of the phenomenal amount of single-family residential that’s coming south of this site,” Palmer said at a Feb. 11 McKinney Planning and Zoning Commission meeting. "Retail is driven by rooftops, and the rooftops are coming."
Other new Kroger Marketplace stores have opened recently or are slated for the Dallas-Fort Worth area, according to a news release from the company.
A new Plano store at 9617 Coit Road opened in early 2025, and a Fort Worth store at 113 E. Bonds Ranch Road is slated to open Oct. 31. Work is underway on three other Kroger Marketplace stores located in Anna, Little Elm and the Sendera Ranch neighborhood of north Fort Worth. All three stores are slated to open in 2026, the release states.
There are two existing Kroger stores in McKinney located at 1801 N. Lake Forest Drive and 2901 Lake Forest Drive, the business’s website states. Another McKinney-area Kroger store at 1707 W. University Drive closed earlier this year.
