The center was originally built in 1985 and was purchased by Precision Investments mid-December. The center is located across University Drive from Raytheon between Highway 75 and Hardin Boulevard.
The details
Korte said when Precision Investment acquired the center, they did so with the intention of renovating and revitalizing the property as well as rebranding it to 380 Marketplace.
“The shopping center is 40 years old and was built long before the [US] 380, Collin County boom,” Korte said in an email. “With all of the new commercial construction along [US] 380, the property has become dated and is in need of modernization.”
Replacement of parking lot lighting with LED lights has been completed, and other planned improvements, subject to city approval, include:
- Painting
- Monument sign cosmetic enhancements
- Constructing a new and expanded dumpster enclosure
- Concrete repairs and sealant
- Replacing gutters
- Installing landscape planters
- Restriping the parking lot
“The existing tenant-mix was not optimal so we have negotiated early lease terminations with some of the existing tenants as we seek to attract a higher end and more family-friendly tenant-mix,” Korte said.
Available tenant space ranges from 1,200 square feet to 9,397 square feet. Edge Realty Partners Principal Ryan Griffin said new concepts will be added to the property very soon but details regarding existing or new tenants are not yet available.
