On July 18, the Coppell Planning and Zoning Commission approved real estate developer Lovett Industrial’s site plan and final plat for the development of an 81,000-square-foot office warehouse at the southeast corner of Vista Ridge Mall Drive and State Highway 121.

The property contains multiple parcels straddling Coppell and Lewisville, Coppell Senior Planner Mary Paron-Boswell said. Both cities approved an interlocal agreement for the project in 2023 demarcating responsibilities regarding utilities, emergency services and platting and permitting.

The details

The planned warehouse building will be located wholly in Lewisville while truck and car parking, portions of the truck court, and fire lane are in Coppell. Approximately 4.4 acres of the development are in Lewisville and 2.1 acres are in Coppell.

The truck court location is proposed at the rear of the building with required car parking bordering the property’s eastern and western sides. Truck parking is at the southern portion of the site, which backs up to a proposed large office warehouse building that Lovett is also working on in Coppell, Paron-Boswell said.

The Coppell commission approved the site plan and final plat for the 81,000-square-foot warehouse with the condition that it evaluate the site drainage at its detail engineering review. Both plans are also subject to Lewisville council approval, Paron-Boswell said.

The final plat lists right of way dedication, the easements and fire lanes required for the construction of the office warehouse facility, she said. A plat is an official map or chart representing a tract of land divided into one or more separate parcels.
