A luxury townhome project called the Grapevine Brownstones is set to break ground in the coming weeks.

The land has been purchased, and crews are set to break ground in late June or July, according to Greg Gifford, the managing general partner for NuCiti Capital Partners LLC.

Phase 1 of the Grapevine Brownstones will feature 10 four-story units with rooftop terraces. Each unit will be between 2,600 and 3,600 square feet, have at least three bedrooms, an elevator and a private two-car garage. They are priced between $1.1 million and $1.2 million, according to Gifford.

Phase 2 has yet to be approved by the city, but it will consist of 20 units in the same square footage and price range, according to Gifford.

“We won’t go to contract until that side of the development is approved by City Council, which we’re targeting somewhere in the September timeframe,” Gifford said.


Phase 1 of the project has nine out of 10 units reserved. Phase 2 is taking reservations, Gifford said.

The Grapevine Brownstones will be located at 218 E. Dallas Road, Grapevine. Phase 1 was approved March 15 by the Grapevine Planning and Zoning Commission and City Council.

This project is aligned with the city of Grapevine’s 2019 ordinance that highlights its desire to bring in high-quality architecture and construction materials, Gifford said.

Gifford said part of the process for the Grapevine Brownstones’ design and architectural team was to coordinate with the ordinance and the city’s architectural consultants.


“It was very much a collaboration to create this type of product and bring it forward at this particular location,” Gifford said.

The Grapevine Brownstones will be within a short walk of offices, stores, restaurants and theaters on Main Street.

“We felt it an ideal situation to have them right in the heart of historic Grapevine,” Gifford said.

Both phases of the project are expected to be finished in the third quarter of 2023.
