Jackson-Shaw to build industrial business park on 45 acres at FM 1960 and Bobcat Road

Officials with Jackson-Shaw, a North Texas-based real estate development company, announced in February plans to build a new industrial business park on 45 acres at the intersection of FM 1960 and Bobcat Road in Cy-Fair.

Nexus Park NorthWest will feature 476,640 square feet of Class A industrial space at build-out, according to a Jackson-Shaw press release. The space will be spread out across four buildings that will be able to accommodate tenants from 15,000-200,000 square feet. A site plan for the project indicates it will also include a 10-acre detention area.

Grant Pearson, Jackson-Shaw's vice president of development, said the new park is meant to meet growing demand for industrial and logistics space close to residential growth, a demand he said is being spurred by the expansion of e-commerce and direct-to-consumer business models.

"This infill location will serve the regional population growth in northwest Houston and capture last-mile demand in this submarket,” he said.

The land, located north of FM 1960 and west of the point where Bobcat Road ends, was assembled from multiple landowners, officials said. Jackson-Shaw did not disclose how much the company spent on the land purchases.

The real estate services firm Cushman-Wakefield will manage leasing at the park. In a statement, Cushman-Wakefield officials described the northwest Houston submarket as the premier submarket in Houston for industrial development and tenant activity.

“E-commerce businesses will have two large delivery hubs, UPS and FedEx, within close proximity, truly making this the nexus of industrial space in Houston,” Managing Director Beau Kaleel said.

Construction is expected to begin in March, and the project is slated to wrap up around December.
