Two Step Farm is moving ahead with the second phase of its Montgomery County development, bringing seven builders, new housing styles and a direct connector to FM 1488.

Oxland Group announced July 20 that it has started homesite sales for the 156-acre development as part of Phase 2. Homesites are expected to be delivered to builders beginning in December, with construction starting shortly afterward, according to a July 20 news release.

Homes in Phase 2 are anticipated to range from the mid-$300,000s to more than $1 million.
The new developer lineup includes:
- Autograph Homes
- David Weekley Homes, offering patio homes
- Drees Custom Homes, offering detached townhomes
- McKinley Homes, offering townhomes
- Partners In Building
- Trilogy by Shea Homes, developing a 55-plus village
- William David Homes, offering cottages and homes on 70- and 90-foot lots
Trilogy by Shea Homes’ plans for Two Step Farm were first announced in October. The 55-plus neighborhood is expected to include resort-style amenities focused on wellness, recreation and social activities, as
previously reported. Oxland officials said Phase 2 will introduce three housing types that are new to the Houston market. Several of the homes will also be built on smaller lots, which the developer said is intended to provide more attainable price points and options for buyers, including single residents without children.
“By introducing new builders and product types, many of which are not currently available elsewhere in this market, we’re able to offer homebuyers more choice, more flexibility and more ways to experience this community,” Oxland Group co-President and founder Tom Woliver said in the release.
Also of note
Construction is underway on the second phase of Two Step Boulevard, which will create a direct connection between Superior Road and FM 1488. The roadway is anticipated to open by the end of 2026.
Plans for Phase 2 also include a walkable village center featuring a central town green, dining options, an event space and a community wellness center.
“The new amenities, gathering spaces and neighborhood-serving commercial uses reinforce our vision of making Two Step Farm a walkable, socially connected community rooted in Texas tradition,” Woliver said.
Two Step Farm is located north of FM 1488 between I-45 and Hwy. 249. The more than 1,800-acre community is expected to include over 4,000 homes at build-out.
