The McKinney Planning and Zoning Commission approved a preliminary final plat for the first 313 acres of Cross F Ranch at a regular meeting June 27. The plat approved will include 1,460 single-family lots, 38 common areas and one commercial lot, and it will be located north of Weston Road between County Roads 229 and 203, according to city documents. These homes will be available in 2018. A homeowners association will also be established for maintenance and ownership of the common areas. The establishment of the HOA will be reviewed for approval by the city of McKinney, according to city documents. Construction on the 2,100-acre, mixed-use Cross F Ranch is expected to begin this fall, according to a news release from Creu Capital, a development company that will develop Cross F Ranch in conjunction with the Sanchez Group. Cross F Ranch will span from Lake Forest Drive to US 75 near the future Laud Howell Parkway. When complete, the development will be home to approximately 6,000 single-family homes; 7,000 multifamily units; and 4.7 million square feet of commercial, retail and office space. Tyler Scott, a project manager at the Sanchez Group, said in the release that the overall master plan for Cross F Ranch will hopefully be released soon.
