Bryan Planning and Zoning recommended designating nearly 12 acres of vacant land in North Bryan for future commercial development on Sept. 3.
What's happening
The rezoning of the land is guided by the city’s comprehensive plan, Blueprint 2040. Adopted in 2016, the official planning process began in fall 2025 and guides the decision-making for land use, development and economic growth, according to the city’s website.
As previously reported by Community Impact, Bryan’s tourism economy totaled $190 million in 2025 and the Legends Event Center generated $18 million in summer 2026. With current commercial and road projects expanding, the city of Bryan said it wants to “ensure it reflects current conditions, changing needs and the community’s long-term vision.”
