EdgeConneX Cedar Creek data center filings reach $5.8B

Two new state filings add $1.2 billion in estimated construction costs to EdgeConneX’s second Cedar Creek data center campus, bringing six planned buildings associated with the campus to a combined $4 billion.

The update

Texas Department of Licensing and Regulation filings registered Sept. 11 and Sept. 14 identify EDCAUS15 and EDCAUS16 as two planned 591,400-square-foot data center buildings at 6402 FM 535.

Each lists an estimated construction cost of $600 million, with construction scheduled to begin Nov. 2 and conclude May 15, 2028.

What else?

The new filings, along with four earlier state construction filings—EDCAUS11, EDCAUS12, EDCAUS13 and EDCAUS14—list the tenant as “Not Assigned” and Burr Computer Environment Inc. as the owner.

As previously reported, those earlier filings call for four 730,000-square-foot buildings at 6682 FM 535, and each carries an estimated construction cost of $700 million.

As of Oct. 7, the Texas Comptroller’s data center registry identifies ECX AUS11-16—which encompasses all six buildings at Campus No. 2—with EdgeConnex MCN Austin Property 5 LLC as owner and EdgeConnex MCN Austin Operations 5 LLC as occupant and operator.

The big picture

The six buildings at 6682 and 6402 FM 535 make up EdgeConneX’s Campus No. 2—one of three data center campuses the company has planned in Cedar Creek.

Across the three campuses, nine TDLR filings for data center buildings total about 5.83 million square feet and $5.84 billion in estimated construction costs.
