A new road being constructed near the Dripping Springs Sports and Recreation Park, to be known as Village Grove Parkway, is expected to open mid-September.

What’s happening?

The completion of the new thoroughfare marks a significant step toward improving traffic flow and providing alternate routes around the bottleneck at the Hwy. 290 and RR 12 intersection, Dripping Springs Planning Director Tory Carpenter said in a statement to Community Impact.

The roadway is being constructed by the developer of the Village Grove subdivision as part of the first phase of development.

However, Village Grove Parkway is also a part of the city of Dripping Springs Transportation Master Plan and includes:
  • A new two-lane roadway, one lane in each direction, with dedicated left turn lanes at intersections throughout the development.
  • A new signalized intersection at RR 12 and Village Grove Parkway with the existing signal at Sports Park Road to be removed
  • At Hwy. 290, a new intersection that will initially be unsignalized and temporarily configured as right out only, meaning vehicles will not be permitted to turn left onto Hwy. 290. However, westbound traffic on the highway will be able to turn left onto Village Grove Parkway.
    • This intersection is expected to be signalized in the future with the construction of Wild Ridge Boulevard, which will extend Village Grove Parkway north through the Wild Ridge development, ultimately connecting to RR 12. Wild Ridge Boulevard is currently in the permitting stage with the city.
  • As part of the project, the developer is also constructing a gated connection to the Preserve neighborhood. This will serve as a private, secondary access point for residents of that neighborhood.


About the development

The city first approved annexing the property into its limits in 2021. In June 2022, applicant Matthew Scrivener of Austin Land Innovations received approval to establish a municipal utility district, or MUD, to support water infrastructure for the site. At the same time, the city approved rezoning the land as a planned development district for mixed-use purposes, now designated as PDD 14.

The 112-acre Village Grove development is slated to include a mix of townhomes and single-family residential units, with roughly 7-acres dedicated for retail and civic use.

Per city documents, in total the housing development will include:
  • 248 townhomes
  • 180 single-family homes
  • 23 acres of publicly-accessible parklands
Homes are expected to start in the low $400,000s, according to homebuilder Taylor Morrison’s website. Development officials were unavailable for comment before press time.
