In October, active listings—homes currently for sale—increased by more than 15% in the Central Austin market year over year. Across the Austin-Round Rock-San Marcos metropolitan statistical area, active listings increased by 9.3% year over year, according to data from the Austin Board of Realtors.

Median home prices increased in seven of the market’s 12 ZIP codes in October 2024 compared to October 2023. The ZIP code 78701 saw the biggest increase of over 45%.
The average days a home spent on the market saw increases for eight of the market’s 12 ZIP codes, with the 78756 ZIP code seeing a 142% jump in October 2024 compared to October 2023.
The total number of home sales for the month of October decreased in eight of the market’s ZIP codes compared to last year. However, the 78751 ZIP code saw a 100% increase in sales compared to October 2023.

ABOR housing economist Clare Losey said in a news release that the biggest factor affecting home sales is mortgage rates.
In October 2024, a plurality of homes sold in Central Austin were in the $900,000 and over price range. This is similar to September 2024, as previously reported by Community Impact.
