The median price of homes sold in Round Rock saw a year-over-year decline in three of four ZIP codes in September, according to data provided by Unlock MLS.

Overview

In ZIP codes 78665, 78681 and 78717, the median price of homes declined. The market is following a similar trend seen in data released last month. Across the Round Rock housing market, the average price per square foot for homes sold dropped from $218 in September 2024 to $212 this year.
As prices lowered, home sales remained flat with 157 closed sales this September compared to 156 in September 2024. Of the closed sales, the majority fell within the $300,000-$499,000 range. Six homes sold for over $900,000 as well.
Meanwhile, the average number of days homes spent on the market also increase in Round Rock.

“What we’re seeing in the market now is a healthy level of stability,” Vaike O’Grady, research advisor at Unlock MLS, said in a press release. “Homes may be taking a bit longer to sell, but they’re still selling, and buyers are meeting sellers where they are. This consistency shows that the market is functioning as it should—steady, sustainable and well-positioned heading into the end of the year.”

Throughout the Austin-Round Rock-San Marcos metropolitan statistical area, 2,416 residential homes were sold—6.7% more than September 2024, according to Unlock MLS. Year-over-year, the median price of homes dropped slightly, by less 1.8%.
