Leander and Liberty Hill home prices drop for August 2025

Median home sale prices dropped year over year for August in the Leander-Liberty Hill markets, according to Unlock MLS data.

The median home sale price for August 2025 fell to $485,000, down from $510,000 the previous year. The region has seen an increase in the number of active listings on the market, and more homes are listed as under contract than last year.

Fewer homes were sold overall across the three market ZIP codes. 78613, encompassing parts of Leander and Cedar Park, showed the only slight increase, with 3.03% more homes selling year over year for August.

Median home sale prices increased for both the 78642 and 78641 ZIP codes, with 78642 posting the largest increase of 13.85%.

Homes in the region generally spent more time on the market year over year. The 78642 ZIP code showed the only decrease in this metric, dropping from an average of 87 days to 84.

Most homes in the region sold in the $300,000-$499,999 price range, with 128 homes selling at that price point in August.
