The real estate markets in both Leander and Liberty Hill showed some slight improvement in median home sale prices for July 2025 when compared to the previous year.
Median home prices rose slightly since July 2024, up from $487,000 to $495,000 in 2025. The region also saw more homes under contract than the previous year. Inventory continues to remain high, with five months of back stock and 1,654 active listings in the region.
The number of homes sold in the region dropped year-over-year, with only 78613 showing an increase of 7.25% over 2024. 78742 showed the steepest decline, dropping 26.60%.Homes spent more time on the market in all three ZIP codes for July, with 78613 showing the largest increase, going from an average of 33 to 56 days on the market.Median home sale prices trended upward for all three ZIP codes. 78642 showed the largest increase, rising from a median price of $454,900 in 2024 to $491,475 in 2025.Most homes sold in the market fell within the $300,000-499,999 range.
