Home sales were up for most areas of the Lake Travis-Westlake market in June compared to the previous year, data from Unlock MLS shows.

Major takeaways

The Westlake area in ZIP code 78746 experienced the highest year-over-year change in home sales with a 71.4% increase. Home sales also increased 66.7% for the Barton Creek area, with 33.3% for the Riverplace area and 22.7% for the Steiner Ranch area.

Home sales in June decreased in the Spicewood area by 26.9%, alongside the Lakeway and Austin Lake Hills area.


The median home sales price decreased by 44.2% for the Barton Creek area, going from $1.5 million in 2024 to $837,500 in 2025. Prices also decreased for the Riverplace, Steiner Ranch and Lakeway areas.


The largest median home sales price increase was in Westlake, where prices increased 15.2% from $1.64 million in 2024 to $1.89 million in 2025.


Several ZIP codes experienced an increase in the average number of days spent on the market, with the Austin Lake Hills area increasing 98% year over year. The Lakeway area saw the largest decrease in the average number of days a home spent on the market, with a 29.3% decline.


What else?

Marketwide, there were 20 more homes sold in June compared to the previous year. There were also 211 more new listings and 184 more active listings.


Months of inventory is a term used to describe how long it would take for the amount of homes on the market to be sold, according to the National Association of Realtors.

Six months of inventory indicates properties may slowly become more valuable over time, while less than six months may mean home prices are rising more rapidly, per the NAR. The Lake Travis-Westlake area had 7.4 months of inventory in June, compared to 6.9 the previous year.
