April brought mixed results for median home prices and sales across the Lake Travis-Westlake area, according to Unlock MLS data.

ZIP codes 78734 and 78746, respectively representing Lakeway and Westlake, experienced the largest year-over-year increase in median home prices, the data shows.

Meanwhile, ZIP code 78730 in the Riverplace area near Four Points saw a median home price decrease of 36.5% compared to the previous year in April.


ZIP code 78732 in Steiner Ranch had the largest increase in home sales year over year, with an increase of 41.2%. Lakeway saw the second-highest increase at 16.7%, followed by ZIP code 78733 in the Austin Lake Hills neighborhood at 11.1%.


The Barton Creek area in ZIP code 78735 experienced the largest decline in homes sold for April with a 40% decrease.


The average number of days spent on the market across the area was mixed as well, with the Steiner Ranch and Austin Lake Hills areas experiencing 92% and 80.7% increases, respectively.

The Riverplace area saw the largest decrease in average days on market, with a decline of 54.3%.

Across the market, there were a total of 94 homes sold costing over $900,000, with Bee Cave in ZIP code 78738 leading the way with 28 homes.


Marketwide, there were more home sales, new listings, active listings and homes under contract in April compared to the previous year. The price per square foot for April was also $38 lower than the previous year, data shows.


Months of inventory is a term used to describe how long it would take for the amount of homes on the market to be sold, according to the National Association of Realtors.

Six months of inventory indicates properties may slowly become more valuable over time, while less than six months may mean home prices are rising more rapidly, per the NAR. The Lake Travis-Westlake area had 6.8 months of inventory in April, compared to 5.7 the previous year.
