For ZIP code 78669, representing Spicewood, there was roughly a 166% increase in home sales year over year for February, going from six in 2024 to 16 in 2025. Additionally, the Riverplace area in ZIP code 78730 experienced a 71% increase over the same time frame with the number of homes sold going from seven to 12.
The 78732 ZIP code in Steiner Ranch experienced a 20% increase as well, alongside a 26.2% increase for Bee cave in ZIP code 78738.
The average number of days spent on the market increased for several areas, with the 78733 ZIP code in the Cuernavaca Drive area seeing the largest year-over-year increase of 85%. The Bee Cave area experienced the largest decrease in average days on the market over the same time frame with a 40% decline.
