MileStone Community Builders is currently building the model home at 1300 Lost Creek Blvd., Austin, and homeowners could start moving in by late 2026, sales executive Lily Otis said. There are 48 homesites and eight have already been sold within the former Marshall Ranch parcel. Lot sizes range from 0.25 to 0.75 acres.

MileStone has adopted an all-inclusive pricing model, and all homes can include a pool or enhanced landscaping. Prices range from $2.85 million to $5 million.
“It’s going to be a high-end, luxury type of product,” Otis said.
The builders have already completed their road bases and expect to pave neighborhood streets in January.
What residents should know
The gated community is located in the city of Austin and will utilize city services. Engineering and design firm Kimley-Horn is a subcontractor for the project, with plans to build a $3-million water tower on the northeast side of the property for community usage.
Given the topography, residents can choose a flat lot with a view toward Omni Barton Creek Resort or downtown Austin.
What parents should know
For families, the homes are zoned for Eanes ISD schools, including Forest Trails Elementary, West Ridge Middle and Westlake High School.
What else?
A unique feature of The Overlook’s 37.25 acres is that it includes the burial site of Robert and Eliza Eanes, the namesake of the local school district, according to former Eanes ISD trustee Ellen Balthazar. The couple built the first schoolhouse and log cabin on his land along Smith Creek in 1872. Eliza Eanes was the first to be buried in the family cemetery in 1882.
The Eanes Cemetery is designated as a historic site by the state of Texas. MileStone has installed temporary fencing around the cemetery.
“It’s going to be completely closed in and preserved with a really pretty stone wall,” Otis said.
