Developers requested a special use permit for part of the Masonwood development, which includes the Bella Colinas and Terra Colinas neighborhoods, to add an indoor pickleball court to an upcoming commercial center off Hwy. 71 named "Courtside."
The existing zoning for the site at 5001 Palermo Drive allows Neighborhood Services, which include restaurant, retail, bank and gas station uses.
The permit for the neighborhood services area now allows the developers to build an indoor pickleball court. Conceptual plans for the new development include six pickleball courts, 7,000 square feet of restaurant space and 4,200 square feet of retail space.

Applicant representative Rachel Shanks said conceptual plans include two floors for the restaurant space, including a glass wall between the restaurant area and pickleball courts.
“The vibe that the ownership is going for is similar to Topgolf, where you can come and eat and play, but then it can also it can be kind of a standalone restaurant,” Shanks said.
The second floor of the restaurant space is also anticipated to be used for events, Shanks said.
“When I met with the ownership and they were pitching the project, one of the things I really liked is they said they wanted to also have this as an event space ... and we don’t have enough of that space here in Bee Cave,” Mayor Kara King said.
What’s next
The plans and renderings included in the permit are conceptual and will still need to go through the city approval process once a site plan and replatting of the site are submitted, Bee Cave Senior Planner Sean Lapano said. If no waivers or deviations are requested, these approvals will follow standard city administrative procedures, or Planning & Zoning Commission procedures if certain plat actions are taken, Bee Cave Director of Communications Crystal Cotti said in an email.
“This has definitely been a passion project of the ownership, and they’re very excited,” Shanks said. “They live in the area and they really wanted to do something that spoke to them and hopefully to the community.”
Conceptual plans currently show enough parking to accommodate anticipated needs, Lapano said.
“I think this is a great compliment to what’s on the other side of the street, and we do need a few more restaurants out here,” council member Andrea Willott said.
