Developers and tenants of a medical complex surrounding the intersection of Loop 1 and Davis Lane held a ground breaking ceremony Oct. 16 to mark the start of the project’s third construction phase.
Waterleaf Medical Center at Davis Lane, which has more than 100,000 square feet of medical care space, is a three-phase project thus far. Some tenants in the first two completed phases include Texas Diabetes and Endocrinology and Westlake Dermatology & Cosmetic Surgery. The third phase will feature tenants including Balcones Pain Consultants and Autumn Leaves, an assisted-living community.
Waterleaf Medical Center[/caption]The medical hub is a venture of B3 Commercial Management LLC and Hughes Capital Management. Construction of the first phase began in October 2013. B3 Commercial Management President Trac Bledsoe said the scheduled completion timeline for the third phase is in the fourth quarter of 2016. There may be an additional 26,000-square-foot building at the center, Bledsoe said.
“[Southwest Austin] has been an underserved area, and it has been great to see the community embrace the uses proposed there,” Bledsoe said. “As a developer, it’s not always the case where we go into areas, come in and work on projects that the neighborhood embraces.”
Balcones Pain Consultants, located at 4544 S. Lamar Blvd., is a multi-disciplinary chronic pain clinic, owner and anesthesiologist Dr. Matt McCarty said. Balcones’ 13,000-square-foot space will be on the top floor.
“We are looking forward to moving to MoPac and Davis Lane because it’s going to allow us to better serve our patients and serve more patients,” McCarty said.
Waterleaf Surgery Center, which will be located on the first floor, will be a three-room ambulatory center for multiple specialties and serve needs such as podiatry, orthopedic, pain and spine patients, McCarty said.
McCarty is anticipating an August opening for the surgery center.
Multiple physicians will be occupying and owning the surgery center space, he added.
Also coming in the third phase is GenoRite Pharmacy, owned by Balcones Pain Consultants, McCarty said.
