Cedar Park-area home sales continue to show slight decline in August

Home sale prices dropped in almost every ZIP code in the Cedar Park-Far Northwest Austin market for August, while homes generally spent more time on the market year over year.

Homes in the region sold for slightly less on average than in August 2024. The median home sale price dropped from $510,000 to $500,000, while the region showed an increase in both new listings and homes under contract.

The 78613 ZIP code, which includes most of Cedar Park, saw the most homes sold, with 66 sold in August. The 78750 ZIP code in northwest Travis County saw the largest percentage increase year over year, with a 164.29% increase in homes sold.

Homes generally spent more time on the market compared to 2024, with every ZIP code except 78750 posting an increase in days on the market.

The median home sale price dropped in every market except 78750 year over year. 78613 saw the steepest decline, falling from an average of $502,000 to $425,000, a 15.34% drop over the previous year.

Consistent with previous months, homes in the $300,000-$499,999 price range continued to sell the most, with 68 homes in the region selling at that price point.
