More homes were listed on the market year over year in the Cedar Park and Far Northwest Austin regions for June as inventory remains high.

Available inventory nearly doubled between June 2024 and June 2025, rising from 2.9 months of back inventory to 5.1 months. Meanwhile, the median home prices in the area dropped from $545,000 to $503,400.

The 78726 ZIP code in Northwest Austin saw the largest increase in the number of homes sold with a 125% increase over June 2024. The 78613 ZIP code held steady year over year, while 78750 saw a slight decline, dropping 18.18%.

78726 saw a 733.33% spike in average number of days on the market, a difference of nine days in 2024 compared to 75 days in 2025. Both 78717 and 78729 saw decreases of 16.13% and 3.45%, respectively.

Most markets saw a dip in median home sale prices for June, with only 78613 and 78717 posting increases of 4.31% and 3.93%, respectively. 78750 saw the largest drop in median home sale prices, falling from $816,500 to $600,000, a decline of 26.52%.

The largest number of homes sold in the market fell in the $300,000 to $499,999 range.
