Median home sale prices declined slightly in the Cedar Park and Far Northwest Austin areas as inventory remains high.

The median home price in the Cedar Park and Far Northwest Austin region fell slightly from $504,909 in May 2024 to about $499,900 in May 2025. Estimates from Unlock MLS show that the region has about 4.8 months of inventory, with 1,406 active listings in the area.

The 78750 ZIP code, encompassing parts of far Northwest Austin near Cedar Park, saw a significant increase in median home sales prices, rising 74.36%, from $429,000 in 2024 to $748,000 in 2025. It was far and away the largest spike in the region.

Every ZIP code showed an increase in the average number of days homes sat on the market. 78729 in North Austin posted an 85.71% increase, with homes going from an average of 14 days on the market in 2024 to 26 in 2025.

Fewer homes sold in almost every ZIP code for May, with only 78750 posting a slight increase of 3.70%. The steepest decline was in the 78729 ZIP code, which saw a 51.85% drop year-over-year.

The majority of the homes sold in the market fell in the $300,000 to $699,000 range.
