Home sale prices increased in nearly all areas year over year for December in Cedar Park, Leander, Liberty Hill and far Northwest Austin, while the overall number of homes sold fluctuated.
The 78613 ZIP code, encompassing much of Cedar Park, saw the largest increase in number of homes sold with a 90.63% uptick over the previous year. The 78726 ZIP code in North Austin saw the largest decline, dropping 83.33%, though only one home was sold in that region in December.Markets throughout the region noted an increase in home sale prices since 2023, with only homes in the 78726 ZIP code in Travis County showing a decline. The biggest increase was in 78750 in far Northwest Austin, which saw a 50.69% increase in sale prices. The average home sale price for the entire region rose to $535,000, up from approximately $505,000 in 2023.Some areas showed a marked increase in the number of days a home was listed on the market. In particular, ZIP codes 78613 and 78729 saw the largest increases over December 2023, with spikes of 153.57% and 162.50%, respectively.
