Several developments are coming soon along US 75, SH 121 and McDermott Drive in Allen.
The Allen Planning and Zoning Commission received a quarterly development update from Assistant Director of Community Development Jeremy Tennant at its June 2 meeting.
The framework
The quarterly development update highlighted projects city staff have been working on since early 2026.
The Allen Planning and Zoning Commission has allowed city staff to take some zoning cases and handle them internally, so that they can get them through to the final process more efficiently, Tennant said.
Since January, city staff have filed seven plats with the county, including amended plats, replats and final plats, he said.
A closer look
The update also included recent site plan updates. City staff have reviewed six site plans and 12 site plan amendments since January, Tennant said.
The presentation highlighted four of these site plan updates because they are “some of the exciting things that have come into the city,” Tennant said.
Highlights include:
- Allen Place Business Center: Located along US 75, this property will include approximately 89,000 square feet of office and warehouse space.
- Custer 121 Retail: The site plan for retail and restaurant space is located along SH 121 and contains a plaza for pedestrian connection to open space.
- High 5: This project was originally approved in 2022, but because development did not move forward within the approved timeframe, it had to return to the city for approval again. High 5, located at The Farm along SH 121, is nearing the end of the site plan process.
- Sloan Corners West: Construction of two multifamily buildings has been completed and units are being leased. Two restaurant shell spaces have been completed, with one going through the process for a tenant to finish out.
Quote of note
“If you’re not familiar with the High 5 concept, there’s one in Austin [with] ax-throwing, bowling, things of that nature, so it adds to the entertainment value along the 121 corridor,” Tennant said.
