A high-end gas station planned for development by the Bryson subdivision in Leander received the first round of approval during Thursday's City Council meeting.

Council members heard a request to amend the current zoning of a planned unit development by Toll 183A and Bryson Ridge Trail. The 9.423-acre property falls within Leander’s transit-oriented development in the neighborhood center and commercial corridor land use categories, as designated by the city’s comprehensive plan.

The developer is seeking to build a convenience store and fuel station in the portion of the property that falls in the commercial corridor and a retail and office building in the neighborhood center, according to city documents.

Kristiana Beck, a senior vice president with Cook Commercial Real Estate, said some of those working on the Bryson gas station are the inventors of Quicke Pickie, which is a gourmet, high-end convenience store with two locations in Austin.

Beck said the high-end stores have organic food, an in-house deli, craft beers and wine.

“They build a quality product, and that’s what they’ll be doing here,” she told council members.

The proposed store would take up 1.94 acres of the total 9.423-acre property. Beck said the convenience store and gas would be built in Phase 1, and the second phase would be to develop the neighborhood retail offices.

She said the developer of the Bryson subdivision thought the neighborhood conveniences would be good for residents living in the subdivision.

City Council unanimously approved the first reading of the ordinance, and it will come before council for a second reading during the April 6 meeting.
