After first hearing a presentation on the topic last December, Magnolia City Council discussed the possibility of implementing its first in-city municipal utility district by the end of January.

The new Magnolia Ridge subdivision developers plan to develop a 103-acre tract at Spur 149 and FM 1488 across from the future H-E-B location with new single-family homes, Magnolia City Administrator Paul Mendes said.

“It will be the first MUD in the city, and they want to request annexation,” Mendes said. “One of the key points is the tight timeline.”

Since MUDs do not have to include contiguous properties, the 103-acre tract is expected to combine into one MUD with new development on the 550-acre Magnolia Ridge property, Mendes said.

“By December, [the MUD] is not going to happen—there’s too many documents,” Magnolia City Attorney Leonard Schneider said. “We’ll do a presentation about the draft agreement and talk about in December and come back in January, and City Council can make a decision.”

During the Oct. 13 meeting, Scott Burrer, asset manager at United Development Funding, and Chris Patterson, vice president of RVi Planning + Landscape, presented a new draft development plan for the remainder of the Magnolia Ridge subdivision.
