The Johnson Development Corporation is moving forward with its plans to develop Fort Bend County's newest master-planned community. The community—Harvest Green—will be developed west of the Grand Parkway at West Airport Boulevard. The first phase of development is expected to include the extension of West Airport Boulevard to Harlem Road, along with construction of several other internal roadways, said Shay Shafie, general manager with Johnson Development.



"We are still in the planning stages," he said. "We want this community to promote healthy living. We want to make this a walkable community that allows residents to get outside and stay healthy."



In addition to bringing nearly 2,000 new homes, Harvest Green is expected to feature a variety of amenities, such as hike and bike trails, water features and a possible community garden upon build-out, according to Johnson Development.



Preliminary plans show about 550 acres—an estimated 1,942 lots—for single-family development, more than 80 acres for commercial use, more than 45 acres of parks, 229 acres of lakes and an estimated 279 acres of open space, Shafie said.



Travis High School and Bowie Middle School are expected to serve the new community, and Johnson Development is discussing possible future school sites and future needs with Fort Bend ISD officials.



Commercial tracts are slated to become available in the first half of 2015 at which point home prices are expected to be released as well. More information will be provided later this year as the first phase of development begins, Shafie said.



The Johnson Development Corporationthe land developer behind Cross Creek Ranch, Riverstone, Sienna Plantation and Imperial Sugar Landannounced March 19 plans to develop its fifth master-planned community in Fort Bend County.



The yet-to-be-named 1,300-acre property will be developed west of the Grand Parkway at West Airport Boulevard. The development is being zoned for up to 2,700 homes, retail and commercial sites, public and private schools, churches and several amenities, according to Johnson Development.



The community is expected to implement several features that have not been seen in Fort Bend County, according to officials with Johnson Development. Updates to the site plan will be provided in upcoming months.



"We see this as another high-quality Fort Bend Community that will appeal to families looking for outstanding new homes offered by the best builders in Houston in a well-planned environment," said Doug Goff, chief operating officer with Johnson Development.



Goff said the community's close proximity to the Grand Parkway will also make the area an attractive place for homebuyers. Development is expected to begin summer 2014 with the first lots slated to hit the housing market in early 2015.



The development of the new community comes on the heels of Riverstone, Cross Creek Ranch and Sienna Plantation ranking among the nation's top 20 best-selling master-planned communities for new home sales in 2013, according John Burns Real Estate Consulting.
