A 6-acre parcel of land newly annexed to the city of Shenandoah is slated for 53 new homes, according to developers Algebra Living LLC.
Envisioned as a boutique, gated residential community, developers said Hidden Park at Wellman is being designed at a low density to create a walkable, open environment.
"From the beginning, our goal was never to maximize the number of homes,” Algebra Living representatives said in a statement. “We wanted to create a neighborhood that would contribute positively to Shenandoah for decades—one with more green space, greater privacy, distinctive architecture and an environment where residents genuinely enjoy living.”
What's happening?
Algebra Living acquired the approximately 6.07-acre property, a third of which was already within the city limits, and requested the annexation this spring, according to city documents. It will submit a request for rezoning for single-family development, according to May 13 meeting materials.
The architectural planning is being led by Mirador Group, and will include a variety of styles including English Cottage and Modern. The first homes could be delivered in 2027, pending regulatory approvals, according to the developer. Floor plans, pricing and other details are still in development, they said.
Developer Juan Pablo Pelaez said the land was purchased in cash, and this will be the development company's first neighborhood in the Shenandoah and The Woodlands area. There will be four different models of homes, and presales will be available for people in the area, he said. Algebra Living will look to preserve trees and green space as part of the process as well, he said.
Pelaez said another developer had previously eyed the parcel for multifamily.
"When we found a match with Shenandoah, that they wanted to preserve more residential and single-[family] home communities, we did a very good match," he said.
A 72-home density was possible for the acreage, but he said they scaled back to 53 to maintain a "high-end" concept to fit with the community.
"We were inspired a little bit by communities in the surrounding area, but also East Shore in The Woodlands," he said.

Algebra Living has eight other projects listed on its website in the Houston area, including one other in The Woodlands area, OakRidge, with 16 properties that will be leasing soon in the area of Lake Robbins Drive and Six Pines Drive, according to the website.
