Rolling hills, mature trees and the winding waters of Onion Creek have long defined the landscape of Dripping Springs. At Caliterra, those natural features are the backdrop and foundation of the master-planned community.

For 10 years, Caliterra has welcomed residents seeking a connection to nature, neighbors and the Texas Hill Country.

Now, with the addition of The Ranch at Caliterra, the community is entering an exciting new chapter, introducing new homes, luxury homebuilding opportunities and a second amenity center while staying true to the land that inspired its original vision.

"We felt when we did The Ranch, we had to continue to honor what we did in Caliterra," Greg Rich, managing partner for SR Capital, said.

What does The Ranch bring to the Caliterra community?

The Ranch adds approximately 200 acres to Caliterra's original 600-acre development, bringing 232 new homesites that include 38 new custom lots to one of Dripping Springs' established master-planned communities.

Located on elevated terrain with sweeping Hill Country views, the expansion also brings new amenities designed to complement the existing neighborhood.

Rich said The Ranch was an opportunity to build upon the development team’s vision when it acquired Caliterra’s original property from local landowner H.C. Carter in late 2015. The team spent years considering how to honor Dripping Springs in the community’s identity.

“We held to the ranch heritage of what Dripping Springs represented,” Rich said.

That commitment continues to reflect in Caliterra’s expansion efforts, including The Ranch’s preserved landscapes and thoughtful integration of homes with the surrounding environment.

What new homes and builders are available at The Ranch at Caliterra?

The Ranch introduces additional luxury home options through three established builders: Drees Custom Homes, Scott Felder Homes and David Weekley Homes.

Drees and Scott Felder have been part of Caliterra for years, while David Weekley joins the community with the new expansion.

Most of The Ranch's homesites are approximately 80 or 100 feet wide, offering room for larger homes and outdoor living spaces, with homes starting in the $700,000s to $4 million, Rich said.

For buyers seeking something more personalized, The Ranch also includes approximately 40 specialty homesites through Caliterra's preferred custom builder program.

These homes—offered by Alkire Construction, Atlas Custom Homes and LTB Build + Design—overlook the open space that leads to Onion Creek and complement the community's existing custom-home neighborhoods such as The Retreat.

According to Rich, Caliterra's range of homes has also encouraged residents to remain in the community, purchasing their second or even third home within Caliterra as their housing needs change.

“The continuity that [residents] have created with family and their friendships, their kinships, the schools they go to has really shown true,” he said. “The trend that we've seen with communities is that families aren't jumping around the way they used to.”

What new amenities are coming to The Ranch at Caliterra?

A major highlight of The Ranch is The Bunkhouse, Caliterra's second amenity center, planned for approximately 7.5 acres.

The new gathering destination will feature a fitness area, lap pool, pickleball courts, open-air event pavilion, walking trails and shaded spaces for residents to socialize and enjoy the outdoors.

Its design also pays tribute to the property's ranching history, as it incorporates a historic bunkhouse, approximately 120 years old, once used to accommodate workers associated with cattle operations there.

The amenities were selected in part through feedback from residents, adding recreational opportunities that complement Caliterra's existing amenities such as The Cove pool, The Run dog park and Sonder Coffee Lounge within The Front Porch. All Caliterra residents will have access to The Bunkhouse.

How does Caliterra preserve Dripping Springs' natural beauty?

From the beginning, Caliterra's developers sought to create a community that worked with the land rather than against it.

Today, more than 360 acres of open space have been preserved across the development, with ongoing attention to trails, landscaping and creek restoration.

With the addition of The Ranch and its amenities, Caliterra's trail network is expected to reach nearly 10 miles, connecting neighbors with recreation such as fishing and kayaking along Onion Creek and community events at The Hall.

Those connections that encourage residents to explore their surroundings and build relationships with their neighbors are what make Caliterra special.

“Once people come home, they don't even have to leave,” Rich said.

Caliterra residents can enjoy the peaceful Hill Country lifestyle without sacrificing accessibility; the community is minutes from downtown Dripping Springs’ restaurants, boutiques and coffee shops. Families also benefit from nearby Dripping Springs ISD schools, including Walnut Springs Elementary, Dripping Springs Middle School and Dripping Springs High School.
