The development was recently recognized as one of the 50 top-selling master-planned communities nationwide by RCLCO. Elevon—which is developed by MA Partners—earned this recognition not just for its rapid growth, but for its thoughtful design, lakeside setting and commitment to community. From nature trails and preserved green space to proximity to Lake Lavon and employment hubs, Elevon offers a lifestyle that’s both elevated and rooted in small-town charm.

John Marlin, Founder and CEO of MA Partners, said one aspect of the community that sets it apart is its emphasis on lifestyle programming early on in the community’s development.

“Building momentum around lifestyle activities is really important to us,” Marlin said. “At the heart of it, we’re always looking for ways to bring neighbors together—to connect, support one another, and build real community. Life has its challenges, but if we can create moments or spaces that make it more enjoyable and meaningful, we’re all in.”

From wine tastings and bingo nights to fall festivals and karaoke, lifestyle events are held regularly to bring neighbors together.

This emphasis on community extends to the housing options available within the community as well. Elevon offers everything from townhomes and duplexes to single-family homes on 70-foot lots and soon, an active adult section with exclusive amenities. Price points start around $250,000 and stretch past $1 million, making room for a variety of lifestyles and life stages.

“We’re being intentional about offering a wide range of home types, because we believe that kind of diversity builds a stronger, more resilient community over time,” Marlin said.

A new builder will soon offer high-end homes from $650,000 to over $1.1 million on the community’s north side.

“Everyone’s needs are different—and they evolve over time,” Marlin said. “We’re essentially building a small town, and our goal is to offer something for just about everyone.”

In addition to new housing options, Elevon’s amenities are continuing to grow. Trailside Commons, the community’s first amenity center, opened last year, and a second facility, The Retreat, is set to open this summer.

The Retreat will include:
  • A large pool
  • A splash pad
  • Tennis, pickleball courts and basketball courts
  • Fishing ponds
  • A playground
  • Homeowners association offices
Elevon includes robust commercial development as well. A McDonald’s is set to break ground this spring, and the team is in talks with more than 10 additional businesses, including the possibility of a grocery store. To ensure walkability and safety, the team even built a pedestrian tunnel beneath a six-lane road to connect neighborhoods with commercial areas.

Infrastructure has been just as thoughtfully planned. Marlin’s team even created a private water company to supply the HOA with irrigation water at a lower rate.
