Locally owned real estate and development company Palo Duro Commercial Partners has two new retail developments underway in the Magnolia area.
One of the projects, which has already broken ground, is located just east of Magnolia’s city limits on FM 1488. It will be a 14-acre multi-family development built alongside a six-acre commercial retail development. The retail portion will feature small-shop, multi-tenant buildings as well as several pad sites for commercial use.
Palo Duro expects the retail component to be completed around the third quarter of 2027. The multi-family portion, constructed in partnership with a national multi-family developer, is expected to be completed in 2029.
The firm will also be breaking ground on a seven-acre retail project on FM 1486.
“The seven-acre retail development will be at the front door of the Magnolia Springs community, developed by Signorelli,” co-founder Stephen J. Pheigaru said.
Palo Duro currently has an idea of the types of businesses that will be a good fit, which it will announce at a later date.

“Community members told us that they had zero restaurants for families and kids to go to on the weekends, so we reached out to Crust Pizza and pitched the sit-down concept to them. We ended up securing the tenant and got them in our project,” Pheigaru said.
