The project, developed by Wynne/Jackson, reflects years of coordination, engineering and vision-setting aimed at creating a neighborhood that appeals to a broad mix of residents while embracing the area’s unique landscape.
A long-term vision rooted in location
Developer Michael Jackson said the team was originally drawn to Ridgeline’s location near Erwin Park and its proximity to Historic Downtown McKinney. Since then, infrastructure improvements, including expanded roadways and improved connectivity, have helped unlock the site’s full potential.
That location continues to drive interest. Ridgeline is positioned to attract both commuters and families looking for a balance between convenience and outdoor living, with access to U.S. Hwy. 75 and SH 380, along with nearby retail, recreation and being zoned to McKinney ISD.
Housing options for a range of lifestyles
A defining feature of Ridgeline is its mix of housing types, designed to accommodate residents at different stages of life.

Ridgeline’s layout prioritizes connectivity and outdoor activity. An extensive trail system will serve as the backbone of the community, linking neighborhoods to key amenities, the lake and eventually to Erwin Park’s natural trail network.
Residents can expect a more structured trail system suited for walking, biking (equipped with a bike station) and strollers within the community. As those trails extend outward, they will transition into the park’s natural paths for hiking and mountain biking.
These surrounding outdoor features shaped the name of the community and street names.
“Not everyone can live in Colorado next to a mountain or resort, but we can bring that lifestyle to McKinney,” Jackson said.
Amenities are also centered around outdoor living. Plans include a resort-style pool complex, a large pavilion for gatherings and a playground designed for children of all ages. Additional gathering spaces are integrated throughout the park areas, encouraging residents to spend time outside and connect with neighbors.
Balancing development and preservation
Building Ridgeline required navigating challenging terrain, including significant rock excavation and careful planning to preserve existing natural features.
Developers worked to maintain tree-lined areas and a central linear park, creating green spaces that feel established rather than newly constructed. This balance between development and preservation defines the character of the community.
Looking ahead
By late summer or early fall, model homes are expected to open, marking a major milestone as Ridgeline prepares to welcome its first residents.
