New businesses are opening their doors at Cross Creek Commercial Park, as the Georgetown-area development reaches 65% occupancy.
The project, located near Hwy. 29 and Ronald Reagan Blvd., was designed to bring services closer to residents in one of the fastest-growing parts of Central Texas.
“[This area] was very underserved, so that was the inspiration for this commercial park; residents needed something more conveniently accessible to where they live,” Managing Partner Tyler Humes said.
A wide variety of local business owners who are choosing to call Cross Creek home are ready to meet those needs. Current and future tenants and buyers include a gymnastics facility, Montessori school and dance studio, as well as home service providers, a kickboxing gym and a golf simulator.
The development gives local entrepreneurs and startups the unique option to purchase and own their commercial space, rather than being locked into standard leasing.
Cross Creek also benefits from an entrance with a traffic light, which makes it easier to enter and exit the property.
“A lot of our tenants and buyers love that we have one of the few traffic signals [on Hwy. 29] to be able to enter and exit our business park from,” Humes said.

A development team under one roof
Cross Creek was developed by TBN Development, a Central Texas commercial real estate company. One of the company's distinguishing features is its ability to guide clients through every phase of the development process.
Business owners can access TBN's affiliated team of professionals rather than working with separate architects, engineers, contractors and developers.
For example, business owners can customize shell spaces to fit their specific needs. This customization may involve designing classrooms for a Montessori school, creating specialized training areas for a gymnastics facility or configuring space for a service-based business.
In some cases, TBN's team provides design and permitting assistance. In others, the company manages the entire build-out process, from concept to construction.
For the gymnastics facility that opened in July, TBN handled the design, permitting and interior build-out required to transform the shell space into a functional training center.
The goal is to allow business owners to focus on running their businesses, while the development team handles the rest.

Flexible paths to ownership
Because TBN Development is smaller than many national developers, it can create customized arrangements that fit a business owner's goals.
In the commercial real estate market, the opportunity for a local business owner or startup to own their real estate is rare. For many entrepreneurs, down payments keep them locked into permanent leasing. TBN's scale allows them to break that barrier, helping owners earn equity with their space.
For example, arrangements can include traditional leases, purchases or hybrid structures that help business owners work toward ownership over time. Some tenants may lease a space while securing the first right of refusal to purchase it later. Others may establish a lease period with a predetermined purchase option at a future date.
Custom construction beyond Cross Creek
For companies with specialized requirements, such as atypical building sizes, specific parking needs or high utility and power demands, TBN provides comprehensive build-to-suit services.
The company can develop custom turnkey commercial spaces tailored to an end-user's exact specifications, using land TBN already owns or helping the client source and acquire a new property.
Looking ahead
With shell construction complete, leasing activity has accelerated in recent months. As occupancy continues to grow, Humes said interested business owners should not wait to explore their options.
