As Georgetown, Texas, continues to rank among the fastest-growing communities in Central Texas, M/I Homes of Austin is investing in the city's future with a new master-planned community designed to meet the area’s housing demand. 

In late August, the builder broke ground on Chisholm Trails, a large-scale residential development on Georgetown’s east side that will bring close to 800 homes to the area. Located in Williamson County, Georgetown continues to attract new residents because of its economic growth, quality of life and access to major employment centers throughout Central Texas.

What will Chisholm Trails offer?

M/I Homes is developing the community in partnership with Taylor Morrison, with the first phase consisting of approximately 200 lots and expected to deliver its first model home in late spring 2027. Once all four phases are completed, the development is expected to include 801 homesites.

Chisholm Trails will include three plan series from M/I Homes: Classic Series, Capital Series, and Smart 30 Series—a new line of homes with floor plans perfect for new homebuyers and small families, said Alaina Latiolais, director of marketing for M/I Homes. Chisholm Trails is planned to expand the supply of new construction homes in Georgetown, Texas.

The community will also feature a 3.2-acre amenity center with a pavilion, a pool and a pocket park. Building out these spaces is an important part of M/I Homes’ approach to community planning and design, Latiolais said. 

Rather than creating neighborhoods that simply provide housing, Latiolais said M/I Homes aims to help residents build relationships, spend time together and establish a sense of belonging through events like holiday parties and Halloween trick-or-treating in their larger communities.

“[We’re] creating these places for people to gather so that they can live not only in a beautiful house that's designed for families to live and grow and change within, but also a community that they can spend time in and get to know their neighbors and kids can play with other kids in the community,” she said.

Where is Chisholm Trails going to be located?

Chisholm Trails will be located in east Georgetown near SH 130, offering residents convenient access to the city’s downtown, Pflugerville and Austin, and other nearby employment hubs. 

The area’s economic growth contributed to the area's appeal, Latiolais said, particularly in Taylor, where Samsung is building a multibillion-dollar semiconductor plant expected to create over 10,000 direct and indirect jobs in Central Texas. 

Unlike heavily traveled corridors such as I-35, Chisholm Trails’ position near SH 130 will offer easy access to those expanding job opportunities, while maintaining access to Georgetown’s historic downtown.
