Argyle’s year-to-date data shows that the market is slower, more negotiable and carrying more inventory pressure than 2025.

Jennah said this means buyers should move quickly on standout homes, but they do not need to act like every listing is a multiple-offer situation.

“The Flower Mound market in early 2026 remains stable overall, with pricing holding steady and a slight increase in days on market, indicating more selective buyer behavior,” Jennah said. “Market conditions vary by property, price point and condition.”

According to Jennah, this means buyers have more time to evaluate their decisions and make select negotiations, while sellers should focus on immediately pricing correctly.

Highland Village

“Highland Village continues to be one of the most stable markets in our area,” Jennah said. “We’re seeing strong pricing and limited inventory, which is keeping demand high. At the same time, buyers are becoming more selective, so pricing and presentation still play a key role in how quickly a home sells.”

Jennah said sellers should price strategically, not aggressively, and prepping the home is important. Buyers should be prepared to move quickly on well-priced homes, and they will have to be prepared to have less time for negotiation.

How can buyers and sellers prepare before making a move?

Preparation remains one of the most important steps for both buyers and sellers. Jennah recommends connecting with a real estate professional well before making a move; ideally, six months in advance.

“You want to be working with an agent, even if you’re six months away from buying or selling your home,” Jennah said. “It’s a good time to interview more than one agent, see whose personality is a good fit for you and really learn what their skill set and expertise has to offer.”

For buyers, early preparation also includes working with a lender to understand budget, financing options and overall affordability. That preparation becomes especially important in competitive situations, where being ready to act quickly can make the difference between winning and losing a home.

What costs should buyers consider beyond the listing price?

Buyers need to consider the full financial picture, including interest rates, taxes, insurance and potential Homeowners Association fees, beyond the listing price. Jennah also noted that insurance costs, particularly in North Texas, have increased in recent years due to factors like severe weather.

Another strategy buyers may not consider is negotiating for a lower interest rate rather than a lower purchase price.

“It might sound great to get a house for $10,000 under list price,” Jennah said. “But if you instead ask the seller to put that $10,000 toward buying your rate down, that same $10,000 dollars will have a much bigger impact on your monthly payment.”

“That gives you a better idea of what your life is going to look like,” Jennah said.

To help out-of-town buyers get familiar with the area, Jennah sends them on a “scavenger hunt” that highlights nearby events, town squares and local restaurants.

Buyers should also weigh the role of HOAs, which can vary widely in cost and amenities.

“Some HOAs have lower fees with minimal amenities, and others include multiple activities a day, water parks, pools, tennis courts and pickleball courts. ... The HOA fee is going to reflect that,” Jennah said.

For buyers thinking long-term, understanding a home as an investment is key.

“I like to look at the numbers—what have the last five to 10 years looked like, what percentage of homes are rented versus owned, and how are the schools scoring,” Jennah said.

“If satisfaction in the community is high, that’s a good sign,” Jennah said.

“A lot of the stress comes from the unknown,” Jennah said.
