For State Farm agent Jocelyn Hope, helping North Texas families protect what they’ve worked hard for is more than a job; it’s something she has spent more than two decades perfecting.
“I help people manage their risks, ... and I help them protect their greatest assets from the unexpected,” Jocelyn said.
Jocelyn has been with State Farm for 21 years, owns her own insurance and financial services agency, and leads a team that focuses on education, transparency and personal service. With more than 600 five-star Google reviews, her Grapevine-based agency has become a trusted resource for homeowners throughout North Texas.
Drawing from her experience serving communities across North DFW, Jocelyn shared three essential things homeowners should understand to better protect their property and avoid costly surprises.
1. North Texas weather has an impact
Homeowners in this region face different challenges than homeowners in other parts of the state. She explained that hail is the No. 1 driver of claims in the North Texas area.
Beyond hail, homeowners should remain aware of less frequent, but more devastating losses, such as house fires or major water leaks. These events can impact personal belongings, structural components or the entire dwelling.
Jocelyn encourages homeowners to review their policy with an agent who can clearly explain how coverage applies to different events and where gaps might exist.

2. Pay attention to replacement cost
One of the most common misunderstandings in home insurance revolves around how much it would actually cost to rebuild a home in today’s market. Jocelyn said that number is rarely static.
Her agency uses tools that evaluate square footage, building materials, design changes and any upgrades or additions made to the home. She stressed that replacement cost is always an estimate, influenced by inflation, labor shortages and supply chain issues.
This is why Jocelyn urges homeowners to review their policy at least annually, and sooner if updates or renovations occur. Added rooms, upgraded materials and more all increase the home’s value and should be reflected in the policy so homeowners aren’t underinsured.
“Insurance is all about protecting what people have already worked so hard to acquire," Jocelyn said.
3. Personal articles policies matter
Many homeowners assume their homeowners policy will cover high-value personal items. Jocelyn said this is one of the most common and costly misconceptions she encounters.
Standard homeowners policies include limited jewelry coverage, often capped at around $2,500, and require the homeowner to pay their deductible. For example, if something happens to a $5,000 wedding ring with a $4,000 deductible, the homeowner would recover only $1,000.
This is where a personal articles policy becomes essential. These policies offer more comprehensive protection and do not require a deductible.
“Your home policy is not the right place to insure your fine jewelry,” Jocelyn said.
Beyond rings and diamonds, Jocelyn frequently insures items such as camera equipment, artwork, golf clubs, silverware and even high-end electric bikes, many of which would not be fully protected under a standard homeowners policy.
She recommends bringing everything you want protected into the conversation with your agent, so they can identify potential gaps and help you build a complete coverage plan.

Set yourself up for success
Jocelyn believes the most important step homeowners can take is working with someone who listens, asks questions and understands their family, lifestyle and assets. Her approach is built on personal conversations, not one-size-fits-all coverage, so homeowners know exactly what’s protected.
The start of the new year is an ideal time for homeowners to review their insurance and make sure their coverage still aligns with their needs. Jocelyn’s team takes a comprehensive approach, reviewing a customer’s entire insurance package, from home and auto to personal articles and more.
By looking at all policies together, Jocelyn’s agency helps customers find the best overall coverage and rate by identifying opportunities to bundle policies while still tailoring protection to each household’s specific risks.
