A new development located at 488 RR 1323, Johnson City, 20 minutes from Dripping Springs, will be a 72-homesite “ranchette” community.
The 464 Ranch project by developer Balcones Land Co. will be a gated community with 5- to 11-acre lots. Plans for the property include waterfront lots, a 7-acre park, picnic sites, fishing access, private roads, and a 2-mile hike and bike trail.
Construction has already begun, and roads and the main entrance are nearly complete. A number of lots are for sale, starting in the $260,000s. Owners will have a wildlife tax exemption, underground power and fiber-optic internet.
The development is low density, embraces wildlife freely roaming and live oak tree lines, and is both water- and dark sky-conscious, according to a spokesperson for the development.
