Median home sales decreased in San Marcos, Buda and Kyle from July 2023 to July 2024

The most recent data compiled by the Four Rivers Association of Realtors showed that the number of homes sold in San Marcos decreased by nearly 23%. The city of Kyle saw an over 21% increase, and the city of Buda had a nearly 61% increase from July 2023 to July 2024.

The big picture

The average home price in all three cities remained above $350,000 over the last six months. San Marcos's average was the highest of the three, at $408,600, according to the data.

In July 2024, 214 homes were sold in San Marcos, Buda and Kyle in the $300,000 to $499,999 price range.

Median home prices decreased year over year in all three cities by an average of about 7%, according to the data.

The framework

Compared to July 2023, the number of homes under contract in San Marcos decreased by just over 37% in July 2024. In Buda, however, homes under contract increased by 35% in the same time frame.

At the same time, the average number of days homes spent on the market decreased in San Marcos and Kyle. In Buda, the average days on the market increased by nearly 4% in July 2024 compared to July 2023.
