Dallas developer Carbon Cos. said Jan. 10 it has begun building a 291-unit luxury apartment community between the Rogers Ranch and Deerfield neighborhoods in North San Antonio.

Located near the intersection of Loop 1604 and Huebner Road, The Greyson will include three five-story buildings containing one-, two-, and three-bedroom high-end apartment homes, a press release said.

Planned amenities at The Greyson include fitness facilities, a dog park, high-speed Wi-Fi, smart home technology, a full-service valet living program, a resort-style pool and sauna, and outdoor gathering areas.

Carbon Cos. CEO Ed Garahan said the growth of the San Antonio area provides an ideal location for his company’s latest local project.

Carbon previously developed the Vineyard Springs neighborhood, located across Loop 1604 from The Greyson, which it later sold.



The Greyson site lies next the Plaza Las Campanas retail center, which features a mix of restaurants, such as Cover 3 and Eddie V's Prime Seafood; Starbucks; the bar Edison Experiment; some shops; and other small retail businesses and professional offices.

The company also developed and owns the Legacy at Cibolo Apartments in Boerne, which opened in 2020.

“We’re one of the first developers to realize its potential, having contracted over 9 acres in 2021, and now we expect to see continued growth in retail, entertainment, and restaurant venues, as well as office space popping up all around in the next few years,” Garahan said of the Rogers Ranch/Deerfield area in a statement.

The Greyson was designed by GSR Andrade Architects, and the civil engineer is Pape-Dawson Engineers. Construction, handled in-house by Carbon Cos., is expected the produce the first apartment in spring 2024. Preleasing will begin by the end of 2023, and the property will be self-managed by Carbon Cos., the release said.
